ESTATE INVESTING

Our company as a service may, invest in purchasing some or all of an estate. Generally, when we do this we also participate in the cost. This may include Accounting, Probate, Attorney, Research, Heir locating etc. Every situation is different. The time may vary from several months to over a year if probate is involved.

BANKRUPTCY

This has been a very personal experience and challenging time for a lot of people. We are aware and do not wish to have this re-lived. However, if a bankruptcy was filed and closed, and involving real estate, there may be a chance that moneys could be available. If money is available, please be aware this “Will Not Jeopardize” your already closed disposition on your bankruptcy. Actually, in some cases a petitioner of BK may have their credit improved.

CODE ENFORCEMENT

Depending upon what jurisdiction your home is located; distressed property may have a code enforcement issue. If this be the case it may be criminal or civil. There could be a small amount of money due, or a huge amount. There may be what is known as hard cost, or civil penalties that can accumulate. Eventually if the penalties are not satisfied the home could be put up for abatement and or demolished.

HOA DISPUTES

Problems with home owner associations can be a sincere concern to many people. As the property owner it is often next to impossible to negotiate a solution as your “bargaining power” is minimized. Our legal associates oftentimes can negotiate a solution and we can be a part of that if the answer is to sell or exchange out of the property.

MECHANIC LIENS

We have considerable experience dealing with mechanics liens. These liens may or may not be valid however once files they “cloud” your title until they either expire, are paid, or are “negotiated out”. Our legal associates can provide valuable solutions to resolve these problems. If a sale of the property is the solutions we are typically able to purchase the property with the lien unresolved, we take the risk you receive cash for your equity.

LENDING

We work with a wide array of lenders, both institutional and private. If you are not in the market to sell your home but need a financial “workout” we may very well be able to help.

LEGAL

Currently our office is working with 4 lawyers from 3 law firms. Depending upon the current situation we give guidance accordingly. Rather it be Probate, litigation, bankruptcy or estate questions we can help. We always recommend our clients get a second opinion, however our professional can put what they say in writing. We pick up this as an expense as an extension of the services we provide.
